The days are flying by, but we are continuing to make great progress and we are ahead of schedule and under budget. It definitely nothing like you see on TV, but this flip has been a ton of fun! I think we are all worn out since we are doing a ton of the work ourselves (to help manage the schedule and the budget), and hopeful that it all pays off in the end with a quick turnaround.
This little house had never had any work done to it as far as the landscaping is concerned. The little bushes the builder put in back in 1992 had become overgrown and out of control. The trees were scraping the roof and had damaged the chimney.
Kirk had to cut down trees from the front and back of the house. Thanks to the painting crew for helping to rescue him when the tree limb snapped, landed on the roof and trapped the chain saw in the cut – leaving him stuck. Yikes!
In the front we had to dig out every single thing! Sadly nothing could stay since the undergrowth was all just sticks and nothing pretty left after attempting to trim it back.
The new landscaping and fresh coat of paint makes the house look new!
Here are some before and after photos:
The exterior paint will really make this curb appeal shine. The old grey/blue paint will be updated to a fresh cream/white – stay tuned for more photos!

Now might be a good time to ask if you know anyone who is looking to move to the Cedar Park area. This house will be ready for a new owner on May 9! It has 3 bedrooms, 2 full baths, a dining room, eat in kitchen, and a fabulous living room with an open corner fireplace (details in my next blog entry). Its on a quiet street but has easy access to toll roads, the lake, shopping, dining and so much more!
