Seems like forever but really its only been just over 30 days of demo, painting, drywall repair, tub and sink restoration, hardwood floor refinishing, deck replacing, lighting restoration, AC installation, landscaping, and staging (there may have been a few other things in there too!)
We are excited that we were able to restore most of the lighting in the home and hang it all in the downstairs rooms of the house. We completely restored the original hardwoods, the bathtub and the 2 sinks. We saved the original kitchen and added a new backsplash and counter tops along with a few other things that are needed in a modern kitchen. All the original door hardware has been restored along with 2 of the original room heaters (no longer needed thanks to the new HVAC units that we installed).
Despite all the successes we have seen in restoring this old house, we had some major setbacks on this flip.
It took 5 paint crews to finally get the job done. Its done, but boy was this painful. Its very hard to work around a paint crew with texture being sprayed on the walls, other walls being sanded, the ceilings being sanded, and the paint being sprayed on. With this much dust flying – its almost impossible to clean and restore other items! But we did it!
The City of Taylor ‘forgot’ to tell us that the water mains had been replaced 6 years ago and our home was still on the old ones. You know the kind that are only 1/2″ and have very very low water pressure. We found out when the water from the hose pipe was turned on to water the new grass and the potty wouldn’t flush at the same time. Good news is that in Taylor when you call a City organization – they respond. !0 minutes – I’m serious, only 10 minutes – after calling there were 2 city trucks and 3 wonderful employees in our front yard to help us get the situation resolved.
As a side note, when we had to pull permits we walked into the office,filled out our forms, got our permit and the inspection was done the next day. No six week waiting time frame in Taylor TX. This is small town living at its best!
I had foot surgery in the middle of all of this and am still limping along – but I was at the job site every day and my boot is filthy to prove it! Here’s a pic of me staining the floor. . . in my boot.
Despite all of this, the house is staged and looks amazing. We partnered with Curie Humphries of the Next Box in Taylor – this might be the cutest boutique you have ever seen! She has made each of our downstairs rooms look so stinking cute!
